										<content:encoded><![CDATA[<p>Bjarke Ingels’ practice <a href="https://big.dk/#projects" target="_blank" rel="noopener">BIG</a> is masterplanning a city on a vacant 60,000 hectare site in the United States desert, dubbed <a href="https://cityoftelosa.com/" target="_blank" rel="noopener">Telosa</a>.</p>
<p>Situated in the country’s central west, the practice aims to devise a new city, entirely from scratch.</p>
<p>&#8220;Our vision is to create a new city in America that sets a global standard for urban living, expands human potential and becomes a blueprint for future generations,&#8221; a statement from Telosa reads.</p>
<p>Marc Lore is the driving force behind the city. The former CEO of e-commerce at Walmart, the entrepreneur sold his website Jet.com to the retailer in 2016 for $3.3 billion. Lore aims to acquire a large plot of land that will be donated to a community endowment. The entrepreneur hopes the increasing value of the plot will fund much of the city’s development, and make the living conditions for resident’s more ideal.</p>

<p>&#8220;There&#8217;s a finite amount of land and that land was claimed generations ago – communities were created, tax dollars were used to invest in the land, and therefore the land increased in value over time with landowners not having to produce anything or take any risk,&#8221; says Lore.</p>
<p>&#8220;Land could essentially go from a barren piece of desert to a modern-day city worth billions, or even trillions.</p>
<p>&#8220;It got me asking even more questions and thinking about a potential solution. What if that land had been owned by a community endowment?&#8221;</p>
<p>Both BIG and Lore aim for the city to house 50,000 people by 2030, eventually growing to a population of five million over 40 years.</p>
<p>Ebenezer Howard’s Garden Cities in the UK have formed much of the basis for Telosa. The city aims to have a density of 33 people per acre, or 4046 square metres, which is a similar density level to San Francisco.</p>
<p>Lore says that building the city from the ground up will ensure it gains the title of the most sustainable city on the planet.</p>
<p>&#8220;My focus turned to making Telosa the most sustainable city in the world,&#8221; he says.</p>
<p>&#8220;From global warming to water and energy – how can we do better for future generations? And what technology and other innovations in policy and design can we embed in the city that is only possible because of the fact that we’re building it from scratch?&#8221;</p>

<p>&#8220;Just imagine what&#8217;s possible with sustainable building materials, autonomous vehicles, electric aircraft, and underground movement of materials.&#8221;</p>
<p>The city aims to contain a number of housing options that are accessible to all. BIG&#8217;s design for the Dortheavej Residence in Copenhagen will be the source of inspiration for many of the city’s residential dwellings.</p>
<p>Equitism, a viewing tower located at the epicentre of the city in Telosa’s central park is described as the city’s centrepiece.</p>
<p>&#8220;Rising from the lush central park of Telosa, Equitism tower is a beacon for the City,” reads a statement on the city’s website.</p>
<p>&#8220;The inviting civic and lookout areas bring visitors and residents together. A photovoltaic roof, elevated water storage, and aeroponic farms enable the structure to share and distribute all it produces.&#8221;</p>

As it turns out, a billionaire is in the process of building one such community. OK, it may not be <em>exactly</em> what you’re picturing, but the recently unveiled plans for the <a href="https://www.greenmatters.com/p/neom-the-line">City of Telosa</a> show that it’s being designed to be one of the most <a href="https://www.greenmatters.com/p/curitiba-sustainable">sustainable cities</a> on Earth.</p>

<p>Telosa will be built to accommodate bikers and pedestrians; cars will be self-driving and slow moving, to keep bikers and pedestrians safe; and there will be an efficient public transportation system. Even though Telosa will be an urban city, there will be plenty of native plants, parks, and open <a href="https://www.greenmatters.com/home/2018/07/23/Z1Acmx2/urban-green-spaces-philadelphia-study">green spaces</a> — which studies show <a href="https://www.greenmatters.com/p/green-spaces-higher-iq-urban-children">have endless benefits</a> for citizens.</p>

For example, the planners will consider the existing natural environment to support the natural resource flow; fossil fuel-powered vehicles will not be allowed during construction; all buildings and other infrastructure will be “green”; Telosa will be built around a circular materials economy; and Telosa will create a fund to preserve the region’s natural resources and restore critical animal habitats.</p>

He is also an owner of the NBA team the Minnesota Timberwolves and the WNBA team the Minnesota Lynx.</p>

<p id="p-1">The city&#8217;s name, Telosa, was announced by Ingels&#8217; firm <a class="underline border-color-innovation" href="https://twitter.com/BIGstertweets/status/1433023271352651779" target="_blank" rel="nofollow noopener">BIG on Twitter</a> on Wednesday and its construction will fulfill the vision of entrepreneur Marc Lore, whose aim is to recapture unused land and turn it into something close to a thriving utopia.</p>
<p id="p-2">&#8220;Our vision is to create a new city in America that sets a global standard for urban living, expands human potential, and becomes a blueprint for future generations,&#8221; a <a class="underline border-color-innovation" href="https://cityoftelosa.com/about/" target="_blank" rel="nofollow noopener">statement from Telosa</a> reads.</p>
<h2>A city owned by the local community</h2>
<p id="p-3">Marc Lore is a former Amazon worker, Walmart CEO, and is also known for founding Diapers.com. His latest projects are by far his most ambitious to date, which is why he enrolled the expertise of Danish architect Bjarke Ingels, who is known for <a class="underline border-color-innovation" href="https://interestingengineering.com/bjarke-ingels-worldcraft-and-why-architects-need-to-be-better-storytellers" target="_blank" rel="dofollow noopener" data-id="embedded internal links" data-type="link" data-url="https://interestingengineering.com/bjarke-ingels-worldcraft-and-why-architects-need-to-be-better-storytellers">his &#8220;Worldcraft&#8221; concept</a> and has designed buildings such as the Danish Maritime Museum and <a class="underline border-color-innovation" href="https://www.copenhill.dk/en" target="_blank" rel="nofollow noopener">the Copenhill</a> waste-to-energy plant ski slope.</p>
<p id="p-4">One of the driving principles behind the city of Telosa is that it will be built on a large, newly-bought plot of land that would be donated to a community endowment. As the city is built, the land&#8217;s value will increase, helping to further fund the city&#8217;s development and improve the lives of its citizens.</p>
<p id="p-6">On the city of Telosa&#8217;s website, Lore says that &#8220;land could essentially go from a barren piece of desert to a modern-day city worth billions. It got me asking even more questions and thinking about a potential solution. What if that land had been owned by a community endowment? What if you took that land appreciation and gave it back to the community since they created the value?&#8221;</p>
<p id="p-7">The exact location of Telosa has to be decided, though potential construction sites include parts of Nevada and Idaho. Lore and Ingels plan to build a city capable of housing up to 50,000 by 2030, with long-term plans for the city to grow to a population of 5 million over the following four decades.</p>
<h2>&#8220;The most sustainable city in the world&#8221;</h2>
<p id="p-8">As sustainability will be at the forefront of the construction project — Lore says that building it from scratch will allow it to be &#8220;the most sustainable city in the world&#8221; — eco-friendly building materials and processes will be used. Though Lore and Ingels have yet to specify what processes will be used, the use of <a class="underline border-color-innovation" href="https://interestingengineering.com/3d-concrete-printing-robots-cut-rail-construction-carbon-emissions-by-50" target="_blank" rel="dofollow noopener" data-id="embedded internal links" data-type="link" data-url="https://interestingengineering.com/3d-concrete-printing-robots-cut-rail-construction-carbon-emissions-by-50">3D printed concrete</a> for the UK&#8217;s second high-speed railway line, and the Technical University of Dresden&#8217;s <a class="underline border-color-innovation" href="https://interestingengineering.com/the-worlds-first-carbon-concrete-building-is-under-construction" target="_blank" rel="dofollow noopener" data-id="embedded internal links" data-type="link" data-url="https://interestingengineering.com/the-worlds-first-carbon-concrete-building-is-under-construction">carbon concrete constructions</a> both cut carbon emissions by 50 percent, meaning they could be a reference point for the construction of Telosa.</p>
<p id="p-9">The city will be built with bikes and pedestrians in mind, and &#8220;slow-moving autonomous cars safely share the street with people and nature.&#8221; Concept images on the city&#8217;s website also show flying taxis flying through its skies and futuristic monorails zipping between buildings.</p>
<p id="p-10">Finally, the city will be built on the principles of inclusivity and openness, Telosa&#8217;s website explains. A large viewing tower, called Equitism, is envisioned as &#8220;a beacon for the City,&#8221; and will draw &#8220;visitors and residents together.&#8221; The name Telosa was derived from the ancient Greek word used by Aristotle to mean &#8220;highest purpose.&#8221; While the project is incredibly ambitious, its creators say they are &#8220;not attempting to create a utopia&#8221; and that their aim is to attain something that is &#8220;realistic.&#8221; They argue that their idealized society is perfectly attainable, and necessary, in a world fighting against the <a class="underline border-color-innovation" href="https://interestingengineering.com/earths-heat-breaking-125000-year-records" target="_blank" rel="dofollow noopener" data-id="embedded internal links" data-type="link" data-url="https://interestingengineering.com/earths-heat-breaking-125000-year-records">ravages of climate change</a>.</p>

<p>The city is the idea of Lore, an entrepreneur and former CEO of e-commerce at retailer <a href="https://www.dezeen.com/tag/walmart/">Walmart</a>, who sold his start-up website Jet.com to the supermarket giant for $3.3 billion in 2016.</p>
<p>Lore&#8217;s idea is to acquire a large plot of land that would be donated to a community endowment so that its increasing value could fund the city&#8217;s development and improve the resident&#8217;s welfare.</p>
<p><strong>Telosa to be built on community-owned land</strong></p>
<p>&#8220;There&#8217;s a finite amount of land and that land was claimed generations ago – communities were created, tax dollars were used to invest in the land, and therefore the land increased in value over time with landowners not having to produce anything or take any risk,&#8221; explains Lore on the Telosa website.</p>

<p>&#8220;Land could essentially go from a barren piece of desert to a modern-day city worth billions, or even trillions,&#8221; he continued.</p>
<p>&#8220;It got me asking even more questions and thinking about a potential solution. What if that land had been owned by a community endowment?&#8221;</p>
<p>Envisioned to grow to a population of five million over the next 40 years, the organisers are aiming to create a city for 50,000 people by 2030.</p>
<p><strong>Aim is to be &#8220;the most sustainable city in the world&#8221;</strong></p>
<p>Broadly based on the principles of urbanist Ebenezer Howard&#8217;s Garden Cities in the UK, the city would have a density of around 33 people per acre – broadly equivalent to that of San Francisco.</p>
<p>According to Lore, building Telosa from scratch would allow it to become &#8220;the most sustainable city in the world&#8221;.</p>

<p>&#8220;My focus turned to making Telosa the most sustainable city in the world,&#8221; he explained. &#8220;From global warming to water and energy – how can we do better for future generations? And what technology and other innovations in policy and design can we embed in the city that is only possible because of the fact that we’re building it from scratch?&#8221;</p>
<p>&#8220;Just imagine what&#8217;s possible with sustainable building materials, autonomous vehicles, electric aircraft, and underground movement of materials.&#8221;</p>
<p><strong>Viewing tower to stand at centre of city</strong></p>
<p>The city would contain &#8220;diverse housing options&#8221; that &#8220;are accessible to all&#8221;. An image of <a href="https://www.dezeen.com/2018/10/09/big-bjarke-ingels-affordable-housing-dortheavej-residence-copenhagen/">BIG&#8217;s Dortheavej Residence in Copenhagen</a> was used to illustrate the section on Telosa&#8217;s website.</p>
<p>A large viewing tower dubbed Equitism would be built at the centre, which would be surrounded by a series of blocky high-rises.</p>

<p>&#8220;Rising from the lush central park of Telosa, Equitism tower is a beacon for the City,&#8221; explained the Telosa website.</p>
<p>&#8220;The inviting civic and lookout areas bring visitors and residents together. A photovoltaic roof, elevated water storage, and aeroponic farms enable the structure to share and distribute all it produces.&#8221;</p>
